Rent Reviews
Most commercial leases contain a clause to review the rent at regular intervals during the term of the lease. The law surrounding rent reviews and lease clauses can be complicated and it is recommended professional advice is obtained. Lease Renewals
Most leases will normally have Security of Tenure under the Landlord and Tenant Act 1954. This means that tenants are entitled to a new lease for the occupied premises under the same terms as the existing lease. Landlords have limited grounds for opposing the grant of a new lease. At the end of a lease, the tenant may wish to remain in the premises and can either hold over on their existing terms or the Landlord or Tenant can serve a Notice either ending the tenancy or requesting a new one.
